New Cairo vs Maadi for Renters

Two very different parts of Cairo to rent in — here's how they actually compare day to day.

Newer and spread out, or older and walkable

New Cairo is almost entirely newer construction, organized into large gated compounds with wide roads and a car-first layout. Maadi is older, denser, and built on a traditional street grid, with genuinely walkable stretches like Road 9 lined with cafés and shops.

If you want a walk-to-the-coffee-shop routine, Maadi generally delivers that more naturally. If you want newer buildings, more shared amenities, and don't mind driving everywhere, New Cairo tends to fit better.

Commuting

Maadi has a real advantage here: it sits directly on Cairo Metro Line 1, which makes commuting into Downtown or Tahrir without a car realistic for a lot of residents. New Cairo's public transport coverage is much thinner, and most people there rely on cars, ride-hailing, or compound shuttles.

Which one fits you

Neither is objectively better — they suit different priorities. Tell a consultant what your daily routine actually looks like (commute, schools, whether you want to walk anywhere) and they can point you toward the district, and specific compound or street, that fits rather than the other way around.
